How often is county property data updated?
There is no single update schedule for property data. Each agency and dataset has its own publication cycle, and the effective date of a fact can differ from the date a platform collected it.

- The effective date states when the fact applies.
- The publication date states when the agency released it.
- The retrieval date states when the product collected it.
- The product release date states when the frozen data became available to users.
Different records move at different speeds
An annual assessment feed follows the tax calendar. A permit or license system may publish records on another cadence. A sale record can appear after the underlying transaction because recording, agency processing, and publication take time.
Quoin does not collapse these dates into one generic freshness label. The response retains the effective period and source release context that are available for the fact.
Frozen releases make changes reviewable
A frozen release supports reproducible research because the values and source bindings do not change during a later review. The live official portal can still show newer information.
When the live portal differs, compare dates before treating the values as a conflict. A newer portal value does not erase what the frozen release reported at its release date.
How to review freshness
Check the source publisher, effective tax year or record period, source retrieval date, product release date, and any status flag. Use the official verification route when a decision needs the latest available public record.
Do not treat an empty result as proof that no record exists. It means no linked record was present in the source release served by the product.
