How accurate is county assessor data?

County assessor data is authoritative for what the assessor reported, but it is not a guarantee of present market value, physical condition, title, or legal compliance. Accuracy depends on the field, effective date, assessment stage, and intended use.

Start with the purpose of the record

Assessor systems support property identification and taxation. They can report account identifiers, classifications, assessment values, tax fields, and assessor sale information. A field can accurately reproduce the assessor record while still being unsuitable for a different conclusion.

For example, an assessed value is not an appraisal of the price a buyer would pay today. An assessor sale record is not a complete Recorder of Deeds chain of title.

Dates and stages change the meaning

The Quoin DC release keeps three assessment stages from the current official extract: tax year 2025 prior, tax year 2026 current, and tax year 2027 proposed. It does not interpolate missing stages or treat a proposed value as final.

Users should compare the effective tax year and stage before comparing values. They should also check the source release date because the live public portal may have changed after the frozen release.

Common reasons for a mismatch

  • The public portal contains a newer update than the data release.
  • The address refers to a building while the tax account refers to one unit or interest.
  • A proposed assessment is compared with a final assessment.
  • A source sentinel, zero, or null has a specific meaning that was lost in another system.
  • A contextual record was mistaken for an exact parcel fact.

A defensible review

Resolve the correct tax account first. Then inspect the field label, value type, tax year or effective period, source release date, and source route. Keep any conflict or quality flag in the final analysis.

Use an appraisal, survey, title search, zoning review, or inspection when the decision requires those conclusions. Assessor data does not replace them.
