Quoin reviewed the frozen Tax System Property Sales CAMA source used in its Washington, DC release. The extract contains 421,445 source records, of which 421,436 link to 215,408 current property tax accounts and 9 remain explicit unlinked diagnostics.

The report describes one official DC Open Data source as preserved in Quoin's release. It does not measure market volume, price trends, title quality, or the number of arm's-length transactions.
The source is the Tax System Property Sales CAMA dataset. The frozen extract reports sale dates from January 1, 1900 through July 14, 2026. The earliest date can represent source sentinel behavior and must not be treated as a market event without record-level review.

What the counts show
The linkage rate for source rows is greater than 99.99 percent in the frozen release. The account count is lower than the source-row count because one property tax account can have several reported sale records.
The nine unlinked rows remain visible as diagnostics. Retaining them makes the gap measurable and avoids turning a failed link into a fabricated property association.
How values are handled
Quoin preserves reported sale dates, prices, assessor sale codes, zero-price transfers, and source values. Sentinel dates and unusual values remain flagged rather than being silently converted into conventional transactions.
Each served sale can retain the official source record identifier and a human verification route to the DC Open Data dataset with the SSL and address needed to reproduce the lookup.
Interpretation limits
- CAMA is assessor sale history, not a Recorder of Deeds chain of title.
- A linked row is not proof of an arm's-length sale.
- A zero price is not automatically an error.
- A sentinel date must not be used in trend analysis without review.
- The report does not provide an appraisal, title conclusion, or market forecast.
Method
Counts come from the release-qualified Quoin source inventory and data-coverage report for product release 0.4.6. The canonical CAMA input has SHA-256 102dd0c19d7d1f99ea7650b2209a6e2f35a56145c1cc88c30a8f4dedd57a224a.
The underlying dataset is published through DC Open Data under its dataset-specific CC BY 4.0 terms. Reuse requires attribution. Quoin reports release metadata and aggregate counts; it does not republish private credentials or restricted document images.
